Commercial and industrial roofing in Barnsley

Roofline is a commercial and industrial roofing contractor working across Barnsley. Reactive repairs, planned maintenance, re-roofing and overcladding, metal cladding, single-ply and liquid systems, gutter lining and asbestos cement replacement, all planned around a building that has to keep working.

Who we work with

Different buildings, different pressures

A leaking roof over a shop floor, a classroom or a production line is not the same problem, and we do not treat it the same way.

Named commercial and public-sector clients will be listed here once the client confirms which can be named.

Landlords and managing agents

Portfolio maintenance, condition reports and one point of contact across several buildings.

Industrial and manufacturing

Re-roofing, cladding, gutters and rooflights on operating units, phased around production.

Schools, care and public buildings

Planned work in holidays and quiet periods, RAMS and DBS-checked operatives where required.

Retail and leisure

Flat roof membranes, liquid systems and repairs done out of hours to keep trading.

Agricultural

Asbestos cement replacement, fibre cement and metal sheeting on barns and stores.

Developers and main contractors

Roofing and cladding packages on new build and refurbishment, with programme certainty.

How a survey works

Start with a written condition report

Every commercial job starts with a survey. It costs nothing to book and it gives you a document you can plan and budget from.

  1. Book the survey

Call or use the form. Tell us the building type, the size if you know it and what has prompted the call.

  2. We survey the roof

Access arranged with the site, roof covering, fixings, gutters, rooflights and details inspected and photographed. Drone survey where access is difficult.

  3. Written condition report

Photographs, a plain-language description of what we found, and options ranked from make-safe to full replacement, each priced.

  4. Programme around the business

Work is scheduled to keep the premises operating. Phased areas, out-of-hours or weekend working where the site needs it.

Compliance and safety

The paperwork and the practice, both in order.

  • RAMS for every job
Risk assessments and method statements issued before we arrive on site.
  • CDM 2015
We work to the Construction (Design and Management) Regulations and can act as principal contractor where the project needs one.
  • Work at Height Regulations 2005
Edge protection, netting, fragile roof procedures and rescue plans as standard.
  • Control of Asbestos Regulations 2012
Asbestos checked before any work on pre-2000 buildings, and handled by trained operatives.
  • Insurance
Public and employers' liability held. Limits and certificates available on request.
  • Accreditations
Details of health and safety accreditations to follow.
Commercial FAQ

Questions from landlords, agents and facilities managers

Can you work while the premises stay operational?

Yes. Roofline plans commercial roofing in Barnsley around the business, not the other way round. Work is phased in bays, the areas beneath are cordoned, and where the site needs it we work early, late or at weekends. Overcladding keeps the existing roof in place so the building stays dry throughout.

Do you provide RAMS, and what accreditations do you hold?

Risk assessments and method statements are issued before every commercial job, and we work to CDM 2015. Details of health and safety accreditations such as CHAS, SMAS or Constructionline will be listed here once confirmed.

What are your insurance limits?

Roofline holds public liability and employers' liability insurance. Limits and certificates are available on request and will be published here.

Is the asbestos work licensed, and who carries out the removal?

Asbestos cement sheeting is normally non-licensed work under the Control of Asbestos Regulations 2012, carried out by trained operatives with controlled methods and licensed disposal. Where a survey finds material that needs licensed removal, a licensed contractor is brought in. In-house or partner removal to be confirmed.

Cut-edge corrosion: treat and coat, or replace?

Treat where the corrosion is confined to the edge and the sheet is sound; treat and coat where the sheet coating is failing too; replace sheets only where the edge has thinned or holed. Treated edges last 10 to 15 years and a full coating typically carries a 15 to 25 year guarantee. New sheets last longer but cost several times more.

Can you work out of hours or at weekends?

Yes, where the site needs it and it is agreed in the programme. Retail, schools and 24-hour operations often need this and it is priced into the quote from the start.

What does the guarantee cover on a coated or single-ply roof, and is it manufacturer-backed?

Established single-ply and liquid system manufacturers offer product guarantees of 10 to 25 years when the system is installed by an approved contractor to their specification. Roofline's workmanship guarantee terms and manufacturer approvals will be set out here.
