Slate roofs and why they slip

Most of Barnsley's pre-1919 terraces and villas were roofed in Welsh slate, and a great deal of it is still up there. Good slate lasts well over a century. What fails is the fixings: the iron nails rust through, the slates slide, and the roof gets called nail sick. One or two slipped slates is a repair. Slates slipping every winter across the whole roof means the nails have gone and a re-slate is the honest answer.

Signs your slate roof needs attention

Slate roofs rarely leak dramatically. They let water in slowly at the slipped or cracked slate until the timber below suffers.

  • Slates on the ground or in the gutter after wind
  • Slates visibly slipped or sitting crooked
  • Rust marks running down from the nail holes

How the job runs

What to expect from Roofline

  1. Roof inspection

    We check the slates, the fixings, the battens and the timbers from inside and out and count how many slates are sound.

  2. Repair or re-slate, quoted separately

    If it is a handful of slates we repair. If the nails have gone everywhere we quote a re-slate and show you why.

  3. Strip, sort and re-batten

    Slates are stripped, graded and stacked. Sound ones are reused. New battens and membrane go on.

  4. Slate, lead and finish

    Slates laid to the correct lap and head fixed with two nails each. Valleys and abutments in lead. Ridges bedded and fixed. Photos at the end.

Can you reuse my existing slates?

Very often, yes. Welsh slate is extremely durable and on many Barnsley roofs 60 to 80 per cent of the slates are still sound. We sort them, discard the cracked and soft ones, and make up the shortfall with matching reclaimed or new slate. It saves money and keeps the original look.

Welsh slate or Spanish slate?

Welsh slate is the traditional choice and the longest lasting, but the most expensive. Good-quality Spanish slate is a sound and economical alternative and is what most new slate roofs in the UK use. We will show you samples of both.

How long does a slate roof last?

The slate itself can last well over 100 years. The fixings, battens and underlay do not, which is why a re-slate is usually about renewing everything except the slate. A properly re-slated roof today should see out the century.
