Concrete tiles do not usually crack en masse. They delaminate: the coloured surface weathers away, the tile becomes porous and grows moss, and the edges crumble. When most of a roof looks like that, the tiles have done their job and it is time to re-cover.

Concrete or clay tiles for a new roof?
Concrete interlocking tiles are the economical choice and what most Barnsley re-roofs use. Clay tiles cost more, hold their colour for life and suit older houses. Both are fine when fixed properly. We will show you samples and the price difference for your roof.
Can you match a tile that is no longer made?
Usually. Reclamation yards across Yorkshire hold most of the discontinued concrete and clay profiles from the 1930s to the 1980s. For small repairs a match is nearly always possible. For larger areas we may suggest a modern equivalent and show you how close it is.
Do concrete tiles fade?
Yes. The colour is a surface coating that weathers over 20 to 30 years, leaving the natural grey concrete. That is cosmetic. When the surface itself starts flaking and the tile becomes porous, that is delamination, and it means the tile is nearing the end of its life.
