Commercial and industrial roofing in Barnsley

Commercial roof repairs and maintenance

Roofline provides reactive roof repairs and planned maintenance for commercial buildings across Barnsley. Leaks fixed with minimal disruption, gutters kept clear, and condition reports that let you budget instead of firefight.

What we do

Stop paying for the same leak twice

Most commercial roof leaks are small problems that were left. A blocked outlet, a failed sealant joint at a rooflight, a fixing that has backed out of a sheet. Left alone they become ceiling tiles on the floor, a claim from a tenant and stock written off. Roofline fixes the problem properly, then tells you what else is coming so you can plan for it.

  • Reactive repairs to leaks, storm damage and failed details
  • Planned preventative maintenance (PPM) schedules
  • Gutter and outlet clearing programmes
  • Rooflight replacement and repair
  • Sealant, fixing and flashing renewals
  • Condition reports with photographs and budget costs
  • Multi-site and portfolio maintenance for landlords and agents

Who this is for

Landlords, managing agents, facilities managers, retailers, schools and anyone responsible for a building with a roof they cannot easily see.

Options

Reactive, planned or both

Reactive repair

Leak reported, made safe, repaired, photographed. A written note of the cause and anything else spotted while we were up there.

Planned maintenance

Scheduled visits, usually spring and autumn, to clear gutters and outlets, check fixings and details, and report. Cheaper than any single emergency.

Condition report

A full survey with photographs and costed options, ranked. The document that lets you budget for the next five years rather than react to the next leak.

Portfolio cover

One contact for several buildings, one report format, one invoice. For agents and landlords with more than one roof to worry about.

How it works

From first call to finished roof

  1. Book the survey

Call or use the form. Tell us the building type, the size if you know it and what has prompted the call.

  2. We survey the roof

Access arranged with the site, roof covering, fixings, gutters, rooflights and details inspected and photographed. Drone survey where access is difficult.

  3. Written condition report

Photographs, a plain-language description of what we found, and options ranked from make-safe to full replacement, each priced.

  4. Programme around the business

Work is scheduled to keep the premises operating. Phased areas, out-of-hours or weekend working where the site needs it.

Standards and guidance

Maintenance done to the same standards as new work.

  • Work at Height Regulations 2005, including fragile roof and rooflight procedures
  • RAMS issued before every visit
  • Gutters and outlets to BS EN 12056-3 capacities
  • Sealants and fixings to the sheet manufacturer's specification
  • Photographic record of every visit
Straight answers

Questions we are asked about repairs and maintenance

Can you work while the premises stay open?

Yes. Nearly all our commercial repair and maintenance work is done on occupied, operating buildings. We agree access, cordon the area beneath the work, control noise and dust and, where the site needs it, work early, late or at weekends.

How often should a commercial roof be inspected?

Twice a year is the usual recommendation: spring, to pick up winter damage, and autumn, to clear leaves before the wet weather. Flat and low-pitched roofs with outlets need it more than a pitched roof does. A planned schedule costs far less than a single flood.

Do you provide a written report?

Always. Every visit produces a short photographic report of what we found and did. A full condition survey produces a costed options report that you can take to a board, a landlord or an insurer.

Next step

Book a site survey

A survey and written condition report is the starting point for every commercial job. It tells you what you have, what it needs and what it will cost, so you can plan and budget properly.

Working around your business

We plan the work so the premises stay operational: phased areas, sealed off zones, dust and noise controlled, and out-of-hours or weekend working where the site needs it.

Book a site survey

Tell us about the building and we will arrange a survey at a time that suits the site.

We will call or message you back on the number you give. Prefer to talk now? Call 07961 754890. Your details are used only to answer your enquiry (see our privacy notice).
