Options

Choosing a membrane

EPDM

Synthetic rubber, extremely flexible in cold weather, long track record. Seams are bonded rather than welded.

TPO

Thermoplastic, seams hot-air welded into a homogeneous joint, light colours reflect heat. Increasingly the default for new commercial roofs.

PVC

The longest-established thermoplastic. Welded seams, wide range of colours and accessories, well suited to complex detailing.

Overlay or strip

A dry, sound existing roof can often be overlaid with new insulation and membrane. A wet or failed one is stripped first. A core sample tells us which.

Straight answers

Questions we are asked about single-ply membranes

How long does a single-ply roof last?

Manufacturers typically guarantee their membranes for 20 to 25 years when installed by an approved contractor, and well-installed roofs routinely exceed that. The detailing, the drainage and keeping the outlets clear matter more to the actual lifespan than the membrane brand.

Can you overlay my existing flat roof?

If the existing build-up is dry and the deck is sound, yes, and it avoids the cost and disruption of stripping. We take core samples to check for trapped moisture first. Overlaying a wet roof traps the water and fails, so we will not do it.

What is a warm roof and why does it matter?

A warm roof puts the insulation above the deck and under the membrane, so the structure stays at room temperature and there is no condensation inside it. It is how virtually all new commercial flat roofs are built and is usually required by Building Regulations when a roof over a heated space is renewed.
