  2. Open up and trim

    The tiles or slates are lifted, the opening cut and the rafters trimmed and supported to carry the load.

  3. Fit and flash

    The window is fixed level and square and the correct flashing kit is fitted for the covering, with the tiles dressed back to it.

  4. Finish inside and out

    Reveal lined, underlay collar fitted, roof made good, and everything tested. Photos of the flashing you cannot see from inside.

Do I need planning permission for a roof window?

Usually not. Roof windows on a house are generally permitted development provided they do not project more than 150 mm from the roof slope and the house is not listed or in a conservation area with an Article 4 direction. Side-facing windows above ground floor may need obscure glazing. We will tell you if your property is one of the exceptions.

Can you replace an old roof window like-for-like?

Yes. The main manufacturers publish replacement guides so a modern window drops into the opening left by an older model, often with a new flashing kit. It is usually a half-day job and the loft is transformed.

Why is there condensation on my roof window?

Condensation on the inside surface in winter is normal in a humid room and improves with ventilation. Condensation between the two panes means the sealed unit has failed and the glass needs replacing. Roofline can replace the glazing unit or the whole window.
